Why we exist
The same apartment sits on four portals under three different prices. Half the listings have no photos. The good ones never get advertised at all — they move between people who know people.
So most buyers end up doing the work themselves: calling fifteen agents, driving to viewings that were nothing like the advert, and never quite knowing whether the price they were quoted was the real one.
We do that part instead. You tell us what you are after, and we come back with the few that genuinely fit — with the honest version of what is wrong with each one.
What we hold to
Every property we put in front of you has been checked first — the building, the papers, the price against what comparable places actually sold for.
We will tell you when a property is overpriced, when the view will be built out in two years, and when you should walk away. Even when walking away costs us the commission.
Most of our work comes from people we already helped. That only happens if we were straight with them the first time.
A large part of what we do is for Lebanese abroad. We visit in your place, send the unflattering photos too, and tell you when it is not worth the flight.
We track thousands of listings across every caza daily, so when we say a price is high for that street, it is because we can show you what else that street is asking.
